20-storey high rise complex could be coming to Hespeler Road

Proposal seeks approval to build 1,366 apartment units in five, 20-storey towers on the corner of Hespeler Road and Langs Drive

The city has received an application to build five, 20-storey apartment towers on Hespeler Road and Langs Drive.

An application to build five 20-storey mixed use buildings containing of 1,366 apartment units, 9,200 sq. m. of office and retail space and a "large public park" details what could be coming to the corner of Hespeler Road and Langs Drive.

The city has received official plan and zoning by-law amendment applications for 506-510, 516 Hespeler Rd. and 1000 Langs Dr. to construct a high-rise, mixed-use development that includes a private road network and underground parking.

Several retail and service businesses exist on that portion of Hespeler Road, but the Langs Drive address remains undeveloped.

The application, from Toronto planners Zelinka Priamo Ltd., on behalf of Legion Heights Hespeler Inc., exceeds the maximum number of units allowed per hectare and pushes the maximum building height beyond the 12 storey limit allowed in the Hespeler Road Mixed-Use Corridor designation. Both variances require the official plan amendment.

A zoning by-law amendment is required to rezone the lands from commercial (C4) to a mixed use zone to permit multiple residential and commercial uses.

The site specific amendments would reduce the residential parking rate of 1.25 spaces per unit to 1.22 spaces, and increase the allowed residential density and building height.

A public meeting has not been scheduled.
