Proposal aims to replace 3 bungalows with 39 townhomes on Pinebush Road

Three properties at the corner of Pinebush Road and Wayne Avenue, directly adjacent to Starbucks, are the subject of a development proposal that calls for the demolition of three bungalows on the properties to make way for three-storey stacked townhouse buildings with a total of 39 residential units.

The propoerties would be consolidated into one lot and the units would be accessed via Wayne Avenue.

The property would include an internal surface parking lot that provides 59 parking spaces for residents and visitors.

A common outdoor amenity area is also proposed north of the surface parking area for future residents to enjoy.

The application from Petersburg-based developer Will-O Homes requires an official plan amendment to establish a site-specific policy to permit an increased density to 76 units per hectare on properties that are currently designated for low/medium density and maximum of 40 units per hectare.

A zoning by-law amendment has also been submitted to rezone the lands from the R4 zone to the RM2 zone to permit the proposed stacked townhouse built-form.

A preliminary servicing report confirmed there is adequate pressure and flow within the watermain system for firefighting supply but a new fire hydrant will be required to provide coverage.

Capacity in the existing sanitary sewer serving Wayne Avenue has also been confirmed for the development.

An existing 375mm diameter storm sewer running along Pinebush Road to the west would provide a storm outlet for the development.

A stormwater management plan for the site would include an oil grit separator, and an orifice plate and parking lot ponding to deal with various storm events to the minimum possible outflow rate, reads the report.
